Near dense urban areas, the boundary between logistics and commercial real estate becomes blurred given the growing needs for urban logistics and distribution. It is with this in mind that Panattoni developed its City Dock concept — flexible, accessible sites offering small multi-activity spaces. The first was inaugurated in mid-2025 at Moissy-Cramayel, south of Paris.
11,000 sqm on Paris Nord 2
A new City Dock has now been announced in partnership with AEW, with 11,000 square meters planned on the Paris Nord 2 business park, located between the Villepinte exhibition center and the logistics zone redeveloped on the former PSA Aulnay factory site. Close to the junction of the A1 and A104 motorways and Charles de Gaulle airport, the park hosts more than 550 companies and already sees warehouses and commercial buildings coexisting.
Brownfield redevelopment in two phases
Panattoni’s City Dock projects are built on brownfield sites. Here, two existing buildings will be transformed in two distinct phases under the supervision of construction firm Kleidi, which began work in February. The first phase involves the full rehabilitation of a structurally sound 4,000 sqm building, preserving its framework while undertaking deep modernization. Once complete, after the summer, the second building will be demolished and replaced by a new 7,000 sqm facility.
Designed with architectural firm Ateliers 4+, the renovated building targets Breeam Very Good certification, while the new development aims for the Excellent level, with the entire project falling under the BiodiverCity Construction label.
