Prologis has renewed an existing lease and signed a new one with French co-packing specialist SPI Group on the Isle d’Abeau logistics park near Lyon, covering close to 40,000 sqm of warehousing.
Two Buildings, One Long-Standing Customer
The deal spans Isle d’Abeau DC2 and DC21 inside the Prologis Park. DC21, delivered in late 2016, is a 30,000-sqm platform certified BREEAM Very Good and labelled Biodivercity Life. SPI has operated the site since 2017 on behalf of confectionery group Ferrero. DC2, dating back to 1998, was Prologis’s first warehouse in France. The remaining 10,000 sqm leased by SPI in DC2 will support copacking, comanufacturing and on-site logistics services, although the end-customer mix has not been disclosed.
A Bet on Rhône Corridor Demand
The Rhône valley between Lyon and Marseille remains one of France’s most active logistics corridors, anchored by inland port traffic, automotive flows and consumer goods distribution. Renewing tenants on legacy 1990s buildings is a key efficiency lever for landlords as new construction starts cool across French Class A real estate.
For SPI, the move consolidates a contract logistics footprint that pairs value-added co-packing with classic warehousing, a niche that has held up better than commodity 3PL space through 2025-2026.
